Pre-Acquisition Building Survey Reports
Charterhouse Surveyors complete Pre-Acquisition Building Surveys on commercial buildings to advise potential buyers or tenants on the condition of the premises. Due to the size and nature of commercial properties, costs for repairs and maintenance will usually be significantly higher than for residential properties. Conducted by one of our Chartered Building Surveyors and/or Charter Building Engineers, our survey reports cover all external and internal elements of the commercial building. We will advise upon the condition of the building, lifecycle costs, advice on refurbishment or improvements and repairing obligations.
Schedules of Condition
A Schedule of Condition report is a record of the existing condition of a property describing each element of the building with photographic evidence. Schedules of Condition reports are usually commissioned in relation to a lease at the commencement of the term which may be relied upon in dilapidations claims, to limit repairing obligations. A schedule of condition may also be used in conjunction with Party Wall Surveying or to record the condition of a building prior to undertaking alterations.
